Throughout the farmhouse guests will discover attractive touches and attention to detail. The house combines a tasteful blend of character warmth and contemporary style. The large entrance hall, with plenty of space for coats and wellies, leads through to the fully equipped spacious kitchen with its interesting mix of traditional pine and more contemporary stainless steel. The dining area with its large oak table and benches is the perfect place for long leisurely meals.
The main sitting room features an open fireplace and antique linen upholstery, while the second sitting room, with TV, video and DVD player is just far enough away that you shouldn't be able to hear the children. In addition there is a ground floor bathroom with a separate shower enclosure. Under-floor heating provides warmth throughout the ground floor.
With six upstairs bedrooms the house can sleep 13 comfortably. The bedrooms comprise two with queen-size beds, 1 double bedded room, 2 twin bedrooms and one triple bedroom. The second bathroom and a 3rd WC are also upstairs.
Outside:
The kitchen opens onto a wonderful south facing stone terrace with views over the herb garden to the duck pond and apple orchard beyond (perfect for those al fresco meals!).
To the front of the house is the west facing sunken garden with its magnificent beech tree to sit under and watch the sun go down.
Or guests can relax with a game of pool or table tennis in the games room, a converted stable with west facing glass doors along its full length to catch those magnificent Suffolk sunsets.
The house and garden, which encompasses approximately one and a half acres, is fenced off from the two ponds which are near the house and the surrounding farm land.

The Milking Parlour is a wonderfully relaxing holiday home.
The light spacious galleried hall has a seating area, a portable radio/cassette CD player and a store cupboard. French doors open onto a secluded south facing stone terrace, with herb garden and wonderful open farmland views, from the open plan dining area.
The large sitting room has two south facing windows to catch the summer sunshine and a classic Jotul No.6 open wood burning stove for cosy winter stays. Here guests may relax on a three seater sofa, twin armchairs, with additional antique oak bureau, LCD TV with Sky freesat channels, DVD player and video player.
The stylish kitchen contains oak units with twin bowl drainer sink, Bosch dishwasher, cooker with gas hob and twin electric ovens, microwave oven, large fridge freezer, electric kettle and a good range of saucepans, roasting trays and utensils.The utility/boiler room houses the washing/drying machine.
The bathroom has a bath with hand held shower mixer, shower cubicle, pedestal basin and loo.
Throughout the ground floor the stunning under floor heated slate floor keeps the cottage cool in summer and toasty warm in winter. Beautifully made oak stairs lead to the galleried landing with original beams. Both double bedrooms contain a chest of drawers, hanging rails and beds that can be made up as 5’ double beds or 2’ 6” twin beds.

Lovely self contained converted farm building.
This light and airy farm building which was originally used to store the grain and seed for Grove Farm has been beautifully converted to provide two bedrooms and a spacious open plan ground floor with stunning views from the full width, west facing French doors.
Outside you have the lovely secluded south facing sunken stone terrace to sit and enjoy the sunshine and look out over the lawn and farmland beyond. There is also ample car parking in the gated courtyard to the front of the Granary.
The open plan ground floor, with its under-floor heated slate flooring throughout and contemporary styling, creates the perfect setting for a cosy and relaxed break. While the kitchen, with oak units, is fully equipped for your every need – whether fixing a salad or preparing a hearty winter roast.
The simple contemporary style continues upstairs with two light airy bedrooms. The first can be arranged as a double or a twin, while the second is a twin room, both with exposed beams and views out over the Suffolk countryside.
Local area
Grove Farm is 3.5 miles from the attractive Suffolk market town of Halesworth with its large Rainbow supermarket and good selection of shops.
Bramfield village (1 mile) also has its own locally renowned butcher, 'K Clark', with a deli counter, plus a grocery store and a post office. Here too is the award winning Queens Head Pub and Restaurant. The food is all locally produced, mostly organic and lovely.
Beyond lie the charms of the Suffolk Heritage coast, where there are various popular places to visit, all of which make fulfilling days out:
Southwold: a lovely old market place, famous beach huts, Adnam’s Kitchen Shop, a sand and pebble beach and a newly restored but still delightfully old-fashioned pier.
Walberswick: A lovely short walk across grassy dunes to a sandy beach. Children can have fun catching crabs on the bridge by the car park.
Dunwich: Pebble beach, sandy dunes, less busy than the others. Beach-side fish and chip café open in the summer. Also Dunwich Heath where vast open spaces invite ball games and picnics.
Minsmere bird sanctuary: a wonderful place to spend the day with children, both spotting birds and following trails through the woodland.
Aldeburgh: Pastel-coloured houses, award-winning restaurants, art galleries and contemporary shops, pebble beach and freshly landed fish.
