Converted to a very high standard from a former farm building, it is comfortably furnished and well equipped throughout with all rooms centrally heated via radiators.

Comfortably furnished the lounge/dining room adjoins the kitchen. It offers 2 leather sofas, an LCD TV with radio, a DVD/CD player and a range of books, CDs and games. The dining table easily seats four.

The well planned kitchen is fitted with an electric oven, ceramic hob, fridge freezer, microwave, dishwasher and a comprehensive range of cooking utensils and crockery.

In the separate laundry room are an automatic washing machine, airer, iron, ironing board and storage space for bicycles or other equipment.

Bedroom one is light and bright and contains a King-size bed. The en-suite wetroom is modern and streamlined. Each bathroom has an electric shaver point.

Bedroom two offers the choice of either a King-size or twin beds, as required, and has an en-suite bathroom containing a bath with shower over. Hair dryers, crisp cotton bed linen and thick fluffy towels are provided.

Wheelchair users and those with limited mobility please note that the property is on one level with no steps to negotiate. The wetroom adjoining bedroom one accommodates a wheelchair if required..

Prices include heating and electricity, bed linen and towels (for use in the cottage). A cot is available on request. Smoking is not allowed and no pets are accepted. There are no hidden extras!

Weekly bookings are normally from Saturday to Saturday. Short breaks may start on other days. Discounts for couples during the Off Peak Season and Short Breaks in the Peak Season may be possible - please enquire.

A Welcome Pack of basic items is provided and the owners are happy to shop for you prior to your arrival.

Outside
Spennithorne Cottage is set well back from a quiet country lane within the grounds of High Green Farm, which extends to almost 7 acres (2.8 Hectares) surrounded by Norfolk farmland. A barbecue and garden furniture are provided for dining and relaxing outdoors. The holiday cottage has ample, off road parking for two vehicles.

Guests are welcome to explore or relax in all parts of the garden and grounds at their leisure. The gardens, which catch the sun all day, are beautifully designed and maintained incorporating extensive flower beds and a large fish pond. An area is set aside for outside games and equipment for badminton, volley ball and boules is provided.

Local area
This is an excellent base for cycling the quiet country lanes. Bird watching opportunities include the coast and at the renowned RSPB and NWT reserves. Walk the many local and long distance footpaths, or explore Norfolk and enjoy its many attractions and places of interest.

The nearby small village of Stanfield with its 13th century church is close to the towns of Dereham, Fakenham and Swaffham each with a weekly market and good selection of shops and services. North Norfolk has something for everyone all year round.
