Nestling in the conservation area of Old Rustington, in over half an acre of mature landscaped gardens, just south of the Downs and half a mile from the beach, it is a private location ideal for family reunions and parties.

    Interior
    Elm Farm dates back, in part, to the 16th century with many later additions including its unique Regency style front façade. It is built of traditional local flint, decorated, furnished and equipped to a high standard.

    The ground floor accommodation comprises four reception rooms, a generous kitchen; a spacious twin bedroom with shower room, suitable for the less able; a pantry; utility room and separate WC. The spacious 400 square foot sitting-room has comfortable seating, large elegant windows, a wood floor with rugs and a coal-effect gas fire. In addition to a TV room, drawing room and a large dining-room with a dining table, seating twelve, there is a well-equipped kitchen with all modern appliances and ample glassware and crockery.

    The first floor has a further five bedrooms and four bathrooms: the bedrooms are a king-size double bedroom with en-suite shower room and WC, a double bedroom with en-suite bathroom and WC, a twin room with en-suite shower room and WC, another twin room and a bunk bedded room. There is a further bathroom with WC and a separate WC at the head of the stairs.

    Elm Farm has full central heating, two TVs, wireless Internet access, DVD, video, stereo and a payphone. A cot and high chair are available.
    Rental includes gas, electricity and freshly laundered duvets, linen and towels.

    The house is let weekly, from Friday to Friday with weekend breaks, starting Friday or Saturday, considered for the out-of-peak season.

    The spacious and secure back garden is 150 feet in length and features a patio area, garden furniture, barbecue and a basketball ring. There is also a sunny side-garden and the front driveway has parking for several cars.

    Elm Farm is only one minute's walk from The Lamb pub, a family friendly venue serving home cooked food, two minutes from the thriving collection of local shops and 5 minutes from a pebble beach.
     
    Rustington is on the coast between the rolling South Downs and the sea just 5 miles from Arundel and half-way between Brighton and Chichester, each about 30 minutes drive. Littlehampton's thriving harbour and yacht Marina is 5 minutes by car. Rustington is ideally situated as a base for hundreds of excursions and is in the sunniest part of the country with, on average, 1750 hours of sunshine per year.
